GATEWAY TOWNE CENTER PROJECT

The Disposition and Development Agreement between the Agency and Prism-I.Q. Partners, LLC provided for the Agency to convey the 46- acre site to Prism-IQ Partners for the development of a mixed-use commercial power center and residential development on Alameda Street and the 91 Freeway in the City of Compton. The commercial component will include approximately 589,500 square feet of retail use and the residential component will range from 36 to 256 units.

 

The project will benefit the Agency by providing $15,315,000 in land disposition proceeds. In addition to the sales price, the development is projected to generate as much as $640,000 per year in property taxes and $1.5 million per year in retail sales tax. The proposed tenants for the retail center include Target, Home Depot, Best Buy, 24 Hour Fitness and Shoe Pavilion.

WILLOW WALK PROJECT

The Disposition and Development Agreement between the Agency and the Redeveloper provides that the Agency sell to the Redeveloper an approximately 6.5 acre site for the development of 136 for sale residential townhomes, including live-work units allowing a home office, with tandem garages; interior park space; and approximately 4,000 square feet of neighborhood serving retail space.

ALAMEDA COURT, LLC PROJECT

The Disposition and Development Agreement between the Agency and the Redeveloper provides that the Agency sell to the Redeveloper an approximately 55,661 square feet site for the development of 28 two, three, and four bedroom for sale townhomes units, including live-work units allowing for a home office, with attached garages; a common outdoor area; and an approximately 1,550 square feet community center.
