Inspections Services

 CONSTRUCTION ACTIVITIES

The Building and Safety Department verifies compliance with applicable building codes through an inspection process. Inspections are conducted between 8:00 a.m. and 5:00 p.m. Monday through Thursday. Special inspections are available after hours for an additional fee.

COMPLAINTS

Building and Safety investigates building code related complaints, such as unsafe hazardous buildings, substandard structures, and housing properties. If necessary, legal process is initiated to abate such conditions.

PRE-SALE INSPECTION

Building and Safety investigates residential property for compliance with applicable building and municipal codes, to protect the buyer from non-disclosed conditions prior the closing of escrow.

HOW TO SCHEDULE AN INSPECTION

To schedule an inspection, please call (310) 605-5509 during regular business hours. An inspection will be conducted the next available day.

BUILDING CODE VIOLATIONS AND ENFORCEMENT

CITATIONS

Building and Safety issues citations (correction notices) to document compliance requirements for violations to the building codes and/ or municipal code.

LETTERS

If a citation has not been mitigated, the legal owner will be notified about the condition via correspondence. The owner is given an opportunity to abate the condition.

SUBSTANDARD RECORDING-LIEN PROCESS

For properties that have not completed the abatement process, the department will file an Existence of Substandard with the Los Angeles County Assessor. Following abatement, Building and Safety will provide Abatement of Substandard to the owner for removal of the condition from the title report.

EXTENSIONS

Building and Safety will provide a written extension after the owner and/or agent has started the abatement process.

PLAN REVIEW

RESIDENTIAL COMMERCIAL INDUSTRIAL

When requesting a building permit, the applicant must submit drawings and specifications (plans) verifying compliance with applicable building codes. Verification by applicable departments (Water Department, Fire Department, Planning and Economic Development Department, etc.) is required for the proposed work. Some small projects may also require submittal of plans. Please contact the Building and Safety Department to obtain requirements for specific projects.
